Soft washing for brand-panel elevations, hot-water degreasing for the service drive, and a rotation that works around your inventory instead of emptying the lot.

Or Call Us NowGorilla Exterior Cleaning pressure washes and soft washes dealership facilities across Los Angeles and Orange County: the building elevations, the service drive, the delivery canopy and the acres of concrete and asphalt that hold your inventory. We are a licensed and insured family operation out of Long Beach.
Dealerships are unusual among commercial properties because the grounds are the showroom. A restaurant can get away with a tired back elevation. A dealership cannot, because customers walk the entire perimeter of the property before they ever speak to anyone. They see the wash rack, the lube bay apron, the trash enclosure and the back of the service building, and they form an opinion about how carefully this store handles a car.
Manufacturer facility standards put that opinion in writing. Brand image programs specify how the building and grounds are supposed to present, and a graded walk is not a place to discover that the service drive has been collecting drip stains for two years.
Building elevations get soft washing rather than raw pressure. Dealership facades are usually EIFS, ACM panel systems or stucco carrying the manufacturer brand colors, and every one of those is a surface a high-pressure wand can damage. Soft washing cleans with chemistry and low pressure, which lifts the road film and the biological growth on the shaded elevations without driving water behind a panel joint or chalking the finish.
Concrete is the opposite problem and takes the opposite tool. Service drives, delivery areas and lube bay aprons collect oil, transmission fluid, coolant and tire marks, and those need hot water, a surface cleaner and a degreaser to come up rather than get spread around. The difference between a lot that looks washed and a lot that looks clean is almost always whether somebody pre-treated the oil or just blasted over it.
Then the details that get missed: the delivery canopy soffit, the trash enclosure, the customer walkway from the lot to the door, the base of every light pole, and the wash rack itself. None of them are glamorous. All of them are inside the walk a customer takes.
Almost no dealership wants the whole property on the same cadence. The service drive earns frequency because fluid lands on it daily. The back elevation does not. Splitting the route is what keeps the number sensible.
| Area | Typical Rhythm |
|---|---|
| Service drive & write-up lane | Monthly, degreased and hot-water surface cleaned |
| Customer walkways & entry aprons | Monthly |
| Delivery canopy & soffit | Quarterly |
| Building elevations, soft wash | Twice a year, shaded elevations more often |
| Inventory lot & customer parking | Quarterly, oil spots treated per visit |
| Trash enclosure & wash rack | Quarterly |
| Pre-audit or reopening detail | On demand, single visit |
Water handling is part of the plan, not an afterthought. Wash water on a dealership lot carries oil and metals, so containment and capture are scoped on the walkthrough for any area that drains to a storm drain.
An inventory lot is not an empty parking lot, and it cannot be treated like one. We work in sections so your team moves a manageable number of vehicles at a time rather than clearing a field. On most dealer properties the concrete work happens early morning or after close, and the elevations happen during the week in whatever section is quietest.
We are open 24 hours a day, seven days a week, so after-hours scheduling is normal rather than a premium favor. Emergency service is available when something lands on the lot that cannot wait for the rotation, which in this trade usually means a fluid spill across the delivery area on a Saturday.
Gorilla Exterior Cleaning is licensed and insured, we can supply a certificate of insurance for your vendor file before the first visit, and we hold 109 five-star Google reviews. The same crew stays assigned to your store, which matters more than it sounds like it should when the job involves moving around other people’s inventory.
A freshly washed elevation above spotted showroom glass still reads as unfinished. Most dealer clients run both on one walkthrough and one invoice. Browse every commercial service we run, or start with the pairings dealerships ask for most.
