No other retail surface takes what a forecourt takes. Every vehicle that stops drips something. Fuel splashes at the nozzle, oil collects under the engine bay, tires grind rubber into the slab, and the whole thing bakes in Southern California sun until it sets. Add the foot traffic of a c-store and you get concrete that goes from new to black in a couple of years without anyone watching it happen.
The canopy is its own problem and the one most operators put off. Exhaust rises and settles on the underside of the canopy deck as a greasy carbon film, dulling the lighting and the brand colors that are the entire point of a lit canopy visible from the road at night.
Hot water, a surface cleaner and a pre-treatment on the fuel and oil zones. The difference is not a brighter shade of gray, it is the actual color of the concrete coming back.
That work runs overnight on nearly every site we service, because a forecourt with a crew on it is a forecourt that is not selling fuel.
Cleaning a fuel site is a regulated activity, and this is the honest reason a serious quote and a cheap quote are so far apart. Forecourt wash water picks up hydrocarbons, and discharging that to a storm drain is not a gray area. Fuel sites carry stormwater obligations, and the contractor who hoses your pump islands into the gutter is creating an exposure that lands on the operator, not on him.
We scope containment on the walkthrough: berming or damming the drains, capturing the wash water, and hauling or discharging it appropriately for the site. It is slower, it costs more than an open hose, and it is the only version of this work worth buying.
Ask every bidder the same question before you compare numbers. How are you capturing the water. If the answer is vague, the price difference just explained itself.
Fuel sites split their cadence harder than almost any property type. The pump islands need frequency. The canopy deck does not.
