Associations do not usually call about how the walkways look. They call because somebody slipped, or because the reserve study flagged the buildings, or because an owner stood up at a meeting with a photograph. Common area concrete grows algae and mildew in every shaded, irrigated corner of a Southern California community, and that film is genuinely slick when wet. A walkway that fails a wet-traction test is a claim with your association name on it.
The appearance argument is real too, and boards feel it at resale. Prospective buyers read the common areas as a proxy for how the association is run. Stained carport bays and a mildewed north elevation quietly argue that the reserves are underfunded, whether or not that is true.

Building elevations get soft washing, never high pressure. Stucco, siding and painted surfaces on a residential community will chalk, dent or take water behind them under a pressure wand, and the repair is the association’s problem, not the contractor’s.
